Planetblueprints.com aka O'Connor CAD
Services, or "OCS", will provide the following services
for the project detailed more fully in the "Contact Us" Inquiry
Form and subsequent Client supplied materials which are an integral part
of this agreement.
DESIGN SERVICES PACKAGE
uArchitectural
Floor Plan Drawings - Floor plan drawings with room dimensions and window
placements.
uFoundation Plan -
Standard construction documentation (not including pilings, Oversized
decks or porches, garages larger than 500 square feet, finished basements)
uElevations -
Integrated Drawings of four sided view of the planned exterior
uCross Sections -
Integrated drawings of the construction documentation
uArchitectural
Roof Plan Drawings - Truss and/or rafter designs and exterior roof designs
may be integrated with Elevations and Cross Sections.
uMec Check Report
- Model Energy Compliance Report as required by local civil authority
ESTIMATED DESIGN FEE
The fee for the services defined in the Design Services Package is $.75
per square foot of heated living space based on information supplied at
the time of this agreement. Due to the nature of the
"custom" designing process, the final square footage of heated
living space may vary from the original estimate resulting in an increase
or decrease in the total fee. Additional amounts may also be due if
additional services are rendered within the context of this agreement and
specified in the "General Conditions".
GENERAL CONDITIONS
SCHEDULE
OCS agrees to commence work on the indicated project within five business
days of receipt of this agreement and delivery by Client of all
necessary information and receipt of required deposit.
INCLUSIONS
Each project may include three phases:
uPHASE I -
The Preliminary Steps, include your application for design services and
our acceptance of your project based on information submitted with your
inquiry, your acceptance of our Design Agreement and providing all
required information and the necessary deposit. If necessary,
we will have an initial consultation and we will submit a PRELIMINARY
DESIGN for your on-line review.
u PHASE II - The
Progress Steps, are initiated by your e-mail to us with Preliminary Owner
Comments of the Preliminary Design. We will make the adjustments you
require, we will consult with you if you have questions or if we need
clarifications and we will submit a PROGRESS DESIGN for your on-line
review.
uPHASE III -
The Construction Documentation Steps, are initiated by your e-mail to us
with Owner Final Comments on the Progress Design. We will make
the final adjustments, if any are necessary, we will submit the final
draft to you for final approval. Otherwise, we will proceed to
completion of the final CONSTRUCTION DOCUMENTATION including Cross
Sections and the Mec Check Report, if required and delivery of the
construction drawing set within the context of this agreement.
BLUEPRINTS
OCS will provide one set of vellum drawings to the Client.
Additional vellum sets may be ordered at $20 per page. Blue prints
may be ordered through OCS at the applicable industry rate or OCS may
elect to send the drawings to an on-line printing service for the Client
to order whatever copies the Client desires at the Client's expense.
Client may elect to have blue prints printed by a local printer at their
own expense. All additional vellum or blueprints invoices must be
paid prior to delivery of the copies.
DURATION
The fees for design services are based upon a decisive client and an
estimated duration of six weeks.
DESIGN CHANGES
Design change requests must be submitted through info@planetblueprint.com
or other designated e-mail addresses. Design changes may be
communicated by fax without charge for the incident if changes are clear
and concise. Our toll free fax number is 888-322-8660.Design changes
communicated by telephone are billable at $25 per hour (per incident). Our
toll free hot line is 800-989-9509. Design changes communicated in
person are billable at $50 per hour (per incident). Change requests, in
excess of the three changes included in the standard design phases,
extend the time line by two weeks per incident and are subject to a $35
per hour change fee. After the construction documents have been printed,
structural changes required by an engineer or civil authority will be made
without charge for design services. OCS retains the right to define
discretionary changes requested by an engineer or charge for such changes
as specified herein. Discretionary changes requested by the Client
will be billed at $35 per hour and $20 for each page reprinted.
PAYMENT
50% of the estimated design fee at the initiation of this agreement, and
the balance upon completion of the final construction documents or 60 days
from receipt of the deposit, whichever is sooner. Payment is not
subject to engineering review, construction funding, or selection of a
builder or obtaining acceptable construction bids. Work will not commence
until the initial deposit has been received. Work will suspend after
60 days if the balance due has not been received. The balance due is
the actual square feet plus extras you may request and applicable design
change fees. The final square footage is the final draft of the
"Construction Design" and may be more or less than the original
estimate.
LIMITATIONS OF LIABILITY
Client agrees to limit OCS liability related to errors and omissions to a
total aggregate not to exceed the total fee for the design project.
Client acknowledges that the OCS construction documents instruct that the
builder and sub-contractors are responsible for complying with local codes
and to verify field conditions and make the appropriate adjustments to
complete construction in a workmanship like manner.
SIGNAGE
Client agrees to permit OCS or it's agents to post it's "Design
Services By" sign at the construction site in clear public view at
any time during construction is in progress but not to exceed 90 total
days.
EXCLUSIONS
This agreement and General Conditions constitute the full and complete
agreement between the parties, any verbal agreement or other
representations to the contrary notwithstanding.
